Our Custom 40×60 Barndominium with a Loft & Wrap Around Porch

40x60 Barndominium

Hey y’all! Today, I want to discuss our custom barndominium floor plan. Our custom 40×60 barndominium took a lot of back-and-forth sketching before my husband and I came to an agreement. He told me the size he wanted and I made the initial sketch. Then he took my sketch and made changes. Then I made changes. Then he made changes. You get the point. We did this until we both loved our floor plan. The key features of our barndominium include an open floor plan, a loft that contains a second living area/playroom and an office (but could also be a 4th bedroom), a storm shelter, and a 10’ wrap-around porch that surrounds our home. It perfectly fits us and I could not be more happy with our 40×60 barndominium floor plan. If you are looking for ideas for 40×60 barndominium floor plans, then this is the post for you!

Open Concept Barndominium and Bedroom Layout

I can confidently say that having an open concept barndominium was one of the best decisions we made in our design. Let me tell you why.

A. Advantages of an Open Concept Barndominium

An open floor plan creates a sense of spaciousness and promotes a seamless flow between different areas of the house. As a young family of 5, it is easy to feel cramped (especially when the toys start invading) in your living space. Thankfully, we no longer feel cramped living in a barndominium with an open floor plan. Our barndominium’s open layout allows us to interact with each other effortlessly, whether we are preparing a meal in the kitchen or relaxing in the living area. It is the perfect setup for hosting family gatherings and entertaining friends because everyone feels connected and engaged. And also, I’m able to monitor the kids while I cook! 

B. Bedrooms on One Side for Privacy

We have all our bedrooms on one side of the barndominium. First off, safety has always been Fredo’s top priority. He was the one who wanted the kid’s bedrooms on the same side of the barndominium as the master bedroom. I originally wanted a barndominium that had the living area in the middle with kid’s bedroom on one side and the master bedroom on the other side for privacy reasons. But with all the bedrooms together on one side, it brings us immense peace of mind. If there was ever an intruder, we can get to our kids quickly. When we had a tornado during the middle of the night, it was easy to grab them quickly and get in the storm shelter. If they need us in the middle of the night, we can easily hear them and be there in a flash. It is that added layer of security that helps us sleep a little easier at night.

C. The Versatile Loft Space

The loft! This space holds so much potential. It was originally intended as a playroom for the kids but now also acts as a second living area/movie night-theater room. The loft is divided into two sections and the back section that gets the window is my office space. The loft overlooks the main living area, which gives it an airy and open feel. 

D. Converting the Loft into Additional Bedrooms

One of the greatest advantages of our loft is its adaptability. As you may know, our family grew by one DURING our build. If we ever wanted an extra bedroom for our boys, the loft can easily be converted. It is also the perfect space for when we have guests staying over. With some careful planning and creativity, we could easily accommodate 4 to 5 bedrooms in our barndominium. It is a wonderful feature that offers flexibility and the ability to tailor the space to our evolving needs.

Bathrooms and Jack and Jill Setup

When it came to designing the bathrooms in our barndominium, we wanted to create spaces that were super functional.

A. 2.5 Bathrooms for Convenience

In our custom 40×60 barndominium, we have a total of 2.5 bathrooms. I have always wanted a half bath for guests to use and that is what I got! It is in the perfect location near the living room so visitors never have to go down our hallway. Having multiple bathrooms has been a game-changer for our family, especially with 3 little boys. It means no more waiting in line in the morning rush or feeling cramped when everyone is getting ready at once. 

B. Jack and Jill Bathroom Concept

Now, let me tell you about one of the smartest decisions we made: incorporating a Jack and Jill bathroom. If you are not familiar with this concept, let me explain. A Jack and Jill bathroom is a shared bathroom with two doors that connect to two separate bedrooms. It’s like having a private bathroom that’s accessible from two different rooms. 

C. Convenience and Practicality of a Shared Bathroom Arrangement

We went a step further and added another door the the Jack and Jill bathroom with hallway access. This is so I can enter the bathroom when the boys are still asleep to gather laundry or clean. Plus, we thought it would be good to have an extra door in case the boys start locking each other out of the bathroom. I cannot wait until the boys are older and stare sneaking to each other’s rooms through their bathroom in the middle of the night when they think we do not know. I want them to have those kinds of fun childhood memories.  

Additional Features

Now, let’s talk about some of the special features that make our custom 40×60 barndominium truly remarkable. From practicality to aesthetics, these elements have added an extra layer of charm to our home.

A. Convenient Laundry Room with Exterior Access

First, let’s talk about the laundry room. This room was designed for efficiency and convenience. When designing this room, I thought about more than just washing clothes. In addition to the hallway access, I designed the room to have an exterior door. This allows easy access the laundry room from the outside which means no more tracking muddy footprints through the house. The boys just enter through the laundry room and take off anything dirty. It is a small detail that has made a big difference in keeping our home clean and organized.

B. Hot and Cold Faucets for Easy Cleanup

Now, let me introduce you to one of my favorite features: the hot and cold faucets located just outside our laundry room door. Picture this: the boys come running in from a day of adventure covered head to toe in mud. Instead of trekking through the house, we simply guide them to the faucets right outside. With a quick hose down, we can say goodbye to the mess that they otherwise would have tracked all the way to the shower. And because we are nice parents, we installed a hot faucet so they do not have to be sprayed with cold water like we were when we were kids haha. It is practical, efficient, and saves me a lot of cleaning.

C. Full Wrap Around Porch

When it comes to our barndominium’s charm, the full 10’ wrap around porch takes center stage. We can sit anywhere around our barndominium, depending on what activities the boys are doing, because the porch literally goes around all four sides. Whether it’s sipping morning coffee while watching the sunrise or enjoying a family barbecue on a warm summer evening, our wrap around porch has become an extension of our living space. It enhances the aesthetics of our barndominium and provides the perfect spot to relax and connect with nature.

D. Spacious Downstairs and Cozy Upstairs

Now, let’s talk about the sheer size of our custom 40×60 barndominium. The downstairs area boasts an impressive 2400 square feet of space. The loft is around 550 square feet. 

Foundation and floor plan Availability

Now, let’s delve into the foundation and floor plan aspects of our custom 40×60 barndominium. These foundational elements have played a crucial role in bringing our dream home to life.

A. 60×80 with Porch Considerations

While our barndominium is 40×60, the foundation size is 60×80. This is because we have a 10’ wrap around porch in addition to our living space.

  1. This is very informative for people looking to build a barndominium home. We build barndominium homes in and around Nashville, TN and can you tell you first-hand that all too often people attempt to build their home off of a kit thinking they can handle the full build-out to cut costs, but end up reaching out to builders like us to help them finish and fix their mistakes and it ends up costing them more money in the long run.

    Knowing your limitations is key.
