Are barndominiums safe? That is a question we get a lot. Given that safety is a huge factor for any home, especially in areas prone to extreme weather, this is an important question to address. This post will focus on the safety of barndominiums, with an emphasis on the sturdy metal frame and steel structure designed to withstand strong winds. Being in Texas where being surrounded by metal structures (barndos, barns, stores, event centers, etc.) is common, I thought I could give some insight into the safety of barndominium. Plus, we recently experienced an EF1 tornado so I will be able to give you a first-hand account of the safety of a barndominium further down this post. And for those of you who are new here and do not know us, howdy! My name is Jessica, I’m a School Psychologist by trade and my husband, Alfredo, is a Metal Fabricator. 3 years ago, we took on the journey of building our own barndominium from the ground up with our own hands. Let’s take a closer look at what a barndominium is. A barndominium, often constructed with a steel frame and metal siding, is a fusion of a barn and condominium. It’s a modern, innovative living space that marries the rustic appeal of a barn with the comforts of a traditional house. This may sound like a peculiar concept, but it has been a staple in Texas for decades before it took off in popularity here in the past several years.

If you are wondering, “Are barndominiums safe?” you are certainly not alone. This is one of the reasons for the growing popularity of barndominiums, especially in Tornado Alley where we live. Barndominiums, with their sturdy metal structures, provide a sense of security that is often lacking in wood structures. 

Another reason many people are drawn to these steel buildings is their energy efficiency. Incorporating energy-efficient windows and superior insulation, barndominiums offer a warmth that defies their cool, steel exterior. Furthermore, the open space design of the interior allows for flexible, customizable layouts – imagine having the freedom to design your dream home just the way you want it.

C. Differentiating Factors from Traditional Homes

Compared to a traditional house, a barndominium brings a unique aesthetic along with practical advantages. Their steel structure provides superior protection against harsh weather conditions and their metal siding is low maintenance and durable. Also, they are quicker to build than traditional homes, making them a cost-effective choice.

So, if you are looking to move away from the wood frame of a conventional home, a barndominium might be an excellent option. It offers an ideal combination of robust construction and modern living space that is attracting many to build a barndominium.

A metal frame is where the safety and durability of a barndominium begin. Steel frames provide the skeleton upon which the entire building rests.

So why choose steel structures over wood structures? The durability and resilience of steel frames are unmatched. Steel buildings, like our barndominium, are not just safe but also robust. They are built to withstand winds and other severe weather conditions.

Let’s take a look at a conventional homemade from a wood frame. Over time, wood structures can rot, warp, and become susceptible to pest damage. However, a metal structure like a barndominium can withstand these challenges. Unlike wood, steel does not rot and is resistant to pests.

Structural engineering plays a critical role in designing resilient barndominiums. Steel structures must be carefully designed and constructed to ensure their strength and stability. In our case, we ensured that our barndominium was designed with the utmost attention to detail, focusing on every aspect of the structure – from the roof to the walls to the exterior.

And specifically for us living in Tornado Alley which it is infamous for its unpredictable weather and strong winds, a barndominium was a no-brainer for safety for us.

Several factors contribute to the wind resistance of barndominiums. The structural integrity of the steel frame, the quality of the construction, and the design all play crucial roles. For instance, our barndominium, with its sturdy steel frame and well-thought-out design, managed to withstand winds in a recent tornado that would have (and did) damaged a typical wood structure.

Safety Features in Barndominiums

A. Fire-resistant Materials and Precautions

One of the many advantages of barndominiums is their fire resistance. Steel frames and metal structures do not burn as wood structures do, offering significant fire protection. In fact, steel buildings have a lower risk of house fires since they do not have the flammable wood frame that is common in traditional homes. This, along with the use of fire-resistant materials in the construction, enhances the safety of barndominiums.

B. Electrical Safety Considerations and Code Compliance

Electrical safety is another critical aspect when considering, “Are barndominiums safe?” Following all electrical safety codes when building a barndominium, will result in lower electrical resistance. Regular inspections and maintenance can also ensure that the electrical system remains safe and functional.

Like any other home, security against intrusions is vital in a barndominium. Most barndominiums can be fitted with security systems just like a conventional home.

Adequate ventilation is crucial for maintaining good air quality in any living space. Barndominiums commonly include energy-efficient windows that can be opened to allow fresh air in. Additionally, modern HVAC systems can ensure that the air inside remains clean and fresh.

Assessing Potential Risks and Mitigation Strategies

A. Identifying Potential Risks Specific to Barndominiums

There is a common misconception that lightning is more likely to strike a barndominium as opposed to a traditional house, due to the metal structures in its construction. However, it is important to note that this belief is not entirely accurate.

The Science of Lightning

Lightning is a natural atmospheric discharge that occurs when there is a build-up of electrical energy between the cloud and the ground. For a lightning bolt to occur, it needs a path of least resistance. This does not necessarily mean that it will always aim for metal structures like those found in barndominiums.

Contrary to popular belief, lightning does not exclusively seek out metal as a conductor. It is more likely to be drawn to the highest point in a given area, regardless of the material. Thus, a barndominium is no more likely to be struck by lightning than a traditional house of similar height and location.

Metal Structures and Lightning

In fact, when a structure like a barndominium does get struck by lightning, it can be safer than traditional wood structures. This is due to a property of metal known as low electrical resistance, which allows electricity to move easily through it. If a barndominium is struck, the metal structure provides a path for the electricity to be safely directed into the ground, thereby reducing the risk of fire. In contrast, when a traditional home made of materials such as wood gets struck, the electrical energy can’t pass as easily to the ground, which increases the risk of fire.

Why the Misconception Exists

It is understandable why some might worry about this issue. Metal is a good conductor of electricity, and this fact could lead to the misconception that a metal building, like a barndominium, would therefore attract lightning. But as we have explained, while metal does conduct electricity well, this does not mean that it actually attracts lightning.

Moreover, given that many barndominiums are built in rural areas, they may often be one of the taller structures in their immediate surroundings. This could lead to the impression that they are more likely to be struck by lightning, when in fact, it is primarily the height and location of the structure that determines this risk.

So, while it is always a good idea to take precautions against lightning strikes, particularly in areas where such weather conditions are common, the fear that barndominiums are more susceptible to lightning than traditional houses is unfounded. Both the science of lightning and the properties of metal tell us that a barndominium is not inherently more at risk of a lightning strike, and in fact, may be safer in the event of one.

And if you are still fearful of lightning strikes to your barndominium, you can always install a lightning rod on your roof.

B. Strategies for Reinforcing the Structural Integrity of Metal Frame and Steel Structures

  • Regular Inspection and Maintenance: Regularly inspect the steel frames and metal structures for any signs of wear and tear or corrosion. Any damage should be repaired promptly to maintain structural integrity.

  • Adequate Foundation: A strong foundation is vital for the overall structural integrity of any building. Ensure your barndominium is built on a well-prepared and solid foundation.

  • Proper Insulation: Insulating your barndominium not only makes it more energy-efficient, but can also protect the metal from condensation, which can lead to rust over time.

It is also important to consider additional safety measures for optimal protection. Despite a barndominium’s ability to withstand winds and severe weather, we also built a storm shelter in our home as a precaution since we do live in Tornado Alley. It is better to be safe than sorry, especially in areas prone to extreme weather conditions.

While where we built did not come with local building codes, it is important to follow building codes in your area is they are required. If they are not required, you still need to build with fidelity. These codes are designed to ensure safety, and non-compliance could result in a structure that isn’t safe. It is crucial to familiarize yourself with these codes to guarantee that your barndominium is as secure as possible.

B. Understanding Zoning Requirements for Barndominiums

Equally important is understanding the zoning requirements in your area. For example, in some rural areas where barndominiums are gaining popularity, there might be specific restrictions or requirements related to the size of the structure or the materials used. 

C. Permits and Inspections for Ensuring Safety and Legality

Lastly, obtaining the necessary permits and passing inspections are essential steps in the construction process. During our barndominium build, we did not have to do inspections but inspections are great to ensure the structure’s integrity, electrical safety, and compliance with all other codes. We did our own inspection process to give us peace of mind.

Maintenance and Regular Inspections

A. Importance of Regular Maintenance for Preserving the Structural Integrity

Just like any other home, regular maintenance is critical for a barndominium. By taking care of our home, you can preserve its structural integrity, thereby enhancing its safety and longevity. Regular maintenance activities, such as painting the metal siding, inspecting the steel structures for rust, and ensuring that the windows and doors are in good condition, are good things to include in your routine.

  • Walls: Inspect the metal siding for any signs of damage or rust. Make sure there are no gaps or loose areas that could let in moisture or pests.
  • Foundation: Look for any cracks or shifts in the foundation that could indicate a structural problem.
  • Exterior: Examine the exterior of your barndominium for any signs of wear and tear. This includes looking for any signs of rust, peeling paint (if you have paint), or corrosion on the metal structure.
  • Insulation: Check the insulation in your walls and roof to ensure it is still effective. Poor insulation can lead to condensation, which can in turn cause rust or damage to the metal structures.
  • Windows and Doors: Inspect the frames for any signs of warping or damage. Also, check the seals around windows and doors to ensure they are still providing a good weatherproof barrier.
  • Interior Beams and Columns: Look for any signs of rust or damage on the interior steel structures (if they are exposed and visible). These are crucial for the overall stability of your barndominium.
  • Ventilation Systems: Check the condition of your vents and ductwork. Poor ventilation can lead to moisture build-up, which can harm your metal structures over time.
  • Electrical and Plumbing Lines: Although not directly related to the metal frame and steel structures, it is important to check these systems as any issues could indirectly affect your barndominium’s structural integrity.

Personal Experience: Surviving an EF1 Tornado in a Barndominium

A. Description of the EF1 Tornado Event in Tornado Alley

Living in Tornado Alley, we have always been aware of the risk of severe weather conditions. It was just a regular night when the tornado sirens on our phones started to blare, alerting us to possible tornadoes in the area. We usually go right back to sleep when this happens, but the wind was CRAZY. Gut feeling was that we needed to get into our shelter.

B. Impact on the Surrounding Area and Nearby Structures

The tornado swept through our area, causing destruction in its wake. Several traditional homes suffered significant damage, with wood structures collapsing under the strain of the strong winds, and windows shattering from flying debris. It was such a sad scene of devastation..

C. Barndominium’s Resilience During the Tornado

Despite the chaos outside, our steel barndominium remained intact. The steel structure of our home proved its worth, withstanding the strong winds without suffering any damage. While the strong winds whipped around us, the inside of our home remained a sanctuary, protected by the robust metal structure of our barndominium. We could not even hear the wind inside the storm shelter so it was crazy seeing the destruction in the morning light.

D. Factors Contributing to the Barndominium’s Ability to Withstand the Tornado

In the aftermath of the tornado, it was clear that the metal frame and steel structures played a major role in protecting our home. Moreover, the superior protection provided by our steel barndominium was not just limited to its structure. Its fire resistance property also ensured that even a lightning strike, which were happening all around, during the storm did not lead to a major fire.
